Investment Real Estate (IRE) is a Pennsylvania-based private real estate investment firm, established in 1998, with over 100 employees across eight states. It owns and operates over 75 self-storage facilities in the Mid-Atlantic region and began practicing the Fundamentals in 2020.

As IRE expanded, President Chris Riley faced the challenge of maintaining a consistent culture across remote sites and teams. Despite strong values, there was a lack of daily reinforcement. Leadership aimed to clarify expectations and empower all team members to engage with the culture, bringing values to life through simple, scalable behaviors.

The absence of clear cultural rituals made it difficult for teams to stay connected and lead purposefully across locations.

Chris and his team launched 28 custom Fundamentals, complete with a dedicated mobile app and weekly communication rhythms to keep the culture front and center. Leadership committed to practicing the Fundamentals themselves—and set the tone by reinforcing behaviors across hiring, onboarding, performance reviews, and daily conversations. By embedding the culture into daily operations, they created alignment at every level of the business.
